		<description>Hi Jeff,

2 years ago we completed a Joint-Use Facility at St. Helena Elementary School for the Boys &amp; Girls Club . This was a Lease-Lease Back arrangement with the District and Eleven Western Builders. It was a faster, more economical and less adversarial delivery system. In the end, I think that everyone was very pleased with the outcome.
