NAPA -- The pipeline of new housing projects in Napa is filling up again, evidenced by plans by three developers for major projects representing a total of 750 units, according to the city of Napa's Community Development Department.
"Development activity is definitely on an upswing in the Napa area following the recent slowdown in housing construction," said Ken MacNab, planning manager. Project construction is nearing completion and a certificate of occupancy for a majority of the buildings has been issued for Anton Napa. Formerly known as Alexander Crossings, Anton Napa is being built on 6.44 acres at 703 Saratoga Dr. (Highway 121), accessed by the Saratoga Drive extension near the convergence of Soscol Road.
St. Anton Partners designed this community to cater to a wide range of households by providing a variety of unit types.
This 134 multi-family apartment community includes 27 affordable housing units available to lower income households.
The development consists of 11 residential buildings and 4,852 square foot community clubhouse. Common areas include a swimming pool, whirlpool spa, outdoor BBQ, an "iCafe," lounge and meeting rooms that provide ample space for a variety of after-school programs and other resident services conducted free of charge by non-profit Pacific Housing, Inc.
Four of the 11 buildings are three-story walkups and seven are two story. There are 40 one-bedroom units, 74 two-bedroom, and 20 three-bedroom units served by 278 on-site parking spaces.
The design reflects local architectural traditions and responds to Napa's climate.
The two-story units feature some stucco base elements and shingle siding. All buildings feature traditional wood trim and accents with composition roof shingles.
There are multiple wall offsets and varied roof forms creating a reduced sense of scale. Second floor window arbors and open railings develop shadow patterns and textures.
These buildings have exterior patios accessed through double window doors on each level and incorporate the familiar slope roof with a gable design that is utilized throughout Napa.Saratoga Manor
This subdivision, located where the extensions of Saratoga and Capitola drives intersect, has been approved by the CDD and construction is anticipated to start this spring.
Riechers Spence & Associates submitted the application to subdivide a 5.25-acre property on Saratoga Drive east of Silverado Trail.
Edenbridge Homes will construct 32 single-family detached homes with lot sizes ranging from 5,005 to 7,548 square feet. The project contains a mix of one and two story homes that will range in size from 1,442 to 2,215 square feet.
This property is located directly east of the Anton Napa Apartments.
Access to a majority of the future homes within the subdivision will be from a 36-foot wide public street with sidewalks on both sides. There are five model house plan designs and each has elevation styles with either a Spanish, Tuscan or Craftsman motif. The homes will have three or four bedrooms and include two car garages.
The primary exterior material will be a stucco finish with stone and brick accents. Roof styles include both hip and gable with either flat or "S" shaped composition shingles and will be compatible to recent new home subdivisions constructed by Edenbridge in western Napa, "Lincoln Grove" and "Walden Glen."Tulocay Village Apartments
