Two offers arrived quickly for this space, because its size and configuration is "very functional," according to Coldwell Banker Commercial Brokers of the Valley.

A major cost in setting up a new custom winery is the equipment to get wine into the bottle, but a Sonoma Valley mobile bottling and filtering company bet it had that covered as it prepared to roll into a new operations hub and blending facility in southern Napa Valley. Instead of spending three-quarters to a few million dollars to install used or new high-speed equipment, Top It Off Bottling planned to back up any of its available mobile bottling rigs to the winery being set up in the former HF Hillman distribution center in south Napa. In the largest commercial building sale in Napa County, county government completed its acquisition of the 25-acre, four-building former Dey Laboratories campus from Pittsburgh-based Mylan Inc. It will be renovated for a new base of operations for county health services that are expanding because of health care reform and state responsibilities shifting to the county. There is a six- to nine-month design process for a $15 million transformation of 150,000 square feet into offices for the county’s Health and Human Services Agency by mid- to late 2015.

The remaining 150,000 square feet in two high-clear-height warehouses and a 50,000-square-foot manufacturing "minicampus" are being marketed for lease. San Francisco-based investor for construction trade union pension funds, MNCVAD-Ind Greenwood CA, managed by McMorgan & Company and New York Life Real Estate Investors, made a big statement on prospects for building wine warehouses in Napa Valley. It purchased the 18-acre former Greenwood Commerce Center project near Napa County Airport from a lender. An institutional investor on a speculative Napa Valley project is unusual, according to the agents.

The first phase would have 228,000-square-foot building and could be started this year. A second 75,000-square-foot building is planned. The projected cost of the project is more than $20 million. The buyers were interested in the property for its upside potential and cap rate, according to Coldwell Banker Commercial Brokers of the Valley. The property went into escrow with another buyer who ultimately canceled. The Rabb’s came back to the table under the same terms as the first buyer. The deal was different than most deals due to the heavy seller carry back and favorable interest rate, which allowed the buyers to invest in the center’s improvements. The property has dual zoning and the residential component had not been developed, which the buyer’s intended to sell off to a developer, allowing the buyer to pay down the note and increase the CAP rate.

The center was 100% leased with the anchor tenant being Lola’s Market. The sale included 10 residential lots with a tentative map adjacent to the shopping center.1005 First St., NapaSize: 4,350 square feetBuyer: Ren AcquisitionProcuring agent: Michael Moffett of Coldwell Banker Commercial Brokers of the ValleySeller: Private trustListing agent: Cathy D'Angelo Holmes and Michael Moffett of Coldwell Banker Commercial Brokers of the ValleySold: July 25, 2013Sale price: $2,550,000

Wright Engineered Plastics doubled the size of its production facility and added 100 workers to accommodate greater demand for injection molding of parts as well as assembly of products in the U.S. Wright consolidated a nearby plant and warehouse.

In addition to double-digit revenue growth in recent years and an estimated 25 percent in 2013, a new customer that required a significant increase in assembly work plus filling a number of ocean-going containers on site necessitated the move. This deal came together after a long time of analyzing the tenant's current and future real estate needs and finding a location that could accommodate all uses, according to the agents. This deal was somewhat unique in that the tenant leased both industrial building space and yard area. Space with heavy-industrial use zoning that could accommodate both trucks and warehouse use at a reasonable cost was difficult to find.3490 Regional Pkwy., Santa RosaSize: 24,178 square feetTenant: Tonnellerie Radoux USAProcuring agent: Tony Sarno of Cushman & WakefieldOwner: 3490 A Regional Parkway, LLCListing agent: Brian Keegan & Kevin Doran of Keegan & Coppin Co., Inc./ONCOR InternationalSigned: Jan. 14, 2014

Irvine-based housing developer SunCal Cos. purchased the nearly 30-acre former State Farm Mutual Automobile Insurance campus, a move toward realizing a long-held community goal to create a new “heart” for Sonoma County’s third-largest city.

Several buyers considered acquiring the property in the three and a half years since the insurer pulled up stakes from the 320,000-square-foot insurance claims center complex, but SunCal opted to pursue acquisition, closing the deal Dec. 24.

Two major things that made SunCal pursue the Rohnert Park opportunity over the past year was a major redevelopment planning effort city government has under way and a Sonoma Marin Area Rail Transit station planned to be built next to the property. [Read "State Farm campus buyer plans transit-based community," Jan. 2, 2014.]

A development proposal for Rohnert Crossings was submitted earlier this year. It's based on community input to create a center for the city, like that of Windsor Town Green and Town Green Village.Home development land in Santa Rosa, Windsor and CotatiSize: 2,766,931 square feet (95 acres of land)Tenant: City Ventures CommunitiesProcuring agent: Ron Reinking of Cornish & Carey Commercial Newmark Knight FrankOwner: North Valley BankListing agent: NoneSold: Nov. 18, 2013Sale Price: $9,950,000

This was a significant bank portfolio of "other real estate owned" (OREO) residential development properties located in Sonoma County, according to Ron Reinking of Cornish & Carey Commercial Newmark Knight Frank. With North Valley considering offers from multiple developers, City Ventures was ultimately chosen by NVB to acquire these remaining assets.

Newport Beach-based residential real estate developer City Ventures, Inc. purchased seven residential-zoned properties throughout Sonoma County, eying new single-family home construction in a region with a need for new housing stock.

The purchase of 95 acres is the most significant push by the company to gain a foothold in the North Bay to date, according to the company. Five of those properties are in Santa Rosa, with one in Windsor and one in Cotati. While much work is to be done in planning construction, the first home construction could be under way before the end of 2014. Medtronic Vascular, a subsidiary of Minneapolis-based Medtronic, Inc., had recently invested $4 million in upgrades to the one of the 12-year-old buildings, pointing to the tenant’s long-term commitment to the property, according to Drawbridge. Healdsburg-based real estate investor Next Investments, Inc., and San Francisco-based Harrigan Weidenmuller Co., said to be San Francisco’s oldest real estate investor, operating since 1900, bought the vacant bakery building.

The buyers said the plant is suited to meet the “surging demand” for production space from North Bay specialty food and beverage producers. They said they received several inquiries during the escrow period about leasing the building.

Barbara Jaffe started Barbara’s in 1971 in Palo Alto. Weetabix acquired it in 1986 and two years later moved it to Petaluma, where they employed more than 50. By the beginning of 2012, Weetabix had consolidated its North American manufacturing to Massachusetts and outsourced distribution to a third party, so the company closed the Petaluma facility.
