Describe the facilities you oversee: 57 affordable housing multifamily apartment complexes in Sonoma County
Tell us a little bit about yourself: Born and raised in Heidelberg, Germany. Moved to the U.S. in 1986; worked in general construction in California and New York through 1998; Joined Burbank Housing in 1998 as maintenance manager. In 2002 I was transitioned to “Rehab Construction Manager” and in 2010 to facilities manager.
Aside from working in construction and facilities management, I have had an active life playing music locally and internationally, including the release of four solo albums and appearances with several well-known artists.
What do you see as the role of the facilities managers within your organization?
Responsible for maintaining rental properties within Burbank’s portfolio. Planning, administration and execution of rental property rehabilitation projects.
Analysis of current and long term physical needs of portfolio and recommendations regarding development of strategies and guidelines for the day to day maintenance.
Community involvement: Occasional musical performances for charitable causes
What is the achievement you are most proud of?
Helping to build a great team of maintenance and janitorial staff. 18-plus years of successfully maintaining the Burbank Housing rental portfolio.
What is your biggest challenge today?
Aging buildings and infrastructure, attracting and retaining staff talent, balancing available budgets with rising costs. Managing increasing technical complexity of building systems and infrastructure.
What is the next major project either underway or on the horizon?
Rehabilitation of one eight-unit and one 48-unit apartment complex.
What product or service would, or is helping you do to do your job more effectively?
Products to help gather and organize building related data. Technical training for maintenance staff to help manage costs related to outsourcing repairs.
How do you think your profession will change in the next five years?
FMs may take on a more active role providing input regarding designs of buildings and work places and will likely increasingly use technology to track building performance and predict failures.
