An affiliate of BioMarin Pharmaceutical purchased of the four-building San Rafael Corporate Center campus to be its new headquarters.

The developer of treatments for rare diseases relocated its main offices to the property in 2012 and at the time of sale occupied about 40 percent of the existing space, including all of one building and much of another. Existing tenants will remain until their leases expire.

The company has proposed the construction of an 89,000-square-foot research-and-development building. Also, a 600-space garage is planned.

The seller was a joint venture of San Rafael-based Seagate Properties and institutional investments managed by J.P. Morgan Asset Management. In the largest commercial building sale in Napa County, county government completed its acquisition of the 25-acre, four-building former Dey Laboratories campus from Pittsburgh-based Mylan Inc. It will be renovated for a new base of operations for county health services that are expanding because of health care reform and state responsibilities shifting to the county. There is a six- to nine-month design process for a $15 million transformation of 150,000 square feet into offices for the county’s Health and Human Services Agency by mid- to late 2015.

The remaining 150,000 square feet in two high-clear-height warehouses and a 50,000-square-foot manufacturing "minicampus" are being marketed for lease. San Francisco-based investor for construction trade union pension funds, MNCVAD-Ind Greenwood CA, managed by McMorgan & Company and New York Life Real Estate Investors, made a big statement on prospects for building wine warehouses in Napa Valley. It purchased the 18-acre former Greenwood Commerce Center project near Napa County Airport from a lender. An institutional investor on a speculative Napa Valley project is unusual, according to the agents.

The first phase would have 228,000-square-foot building and could be started this year. A second 75,000-square-foot building is planned. The projected cost of the project is more than $20 million. The buyers were interested in the property for its upside potential and cap rate, according to Coldwell Banker Commercial Brokers of the Valley. The property went into escrow with another buyer who ultimately canceled. The Rabb’s came back to the table under the same terms as the first buyer. The deal was different than most deals due to the heavy seller carry back and favorable interest rate, which allowed the buyers to invest in the center’s improvements. The property has dual zoning and the residential component had not been developed, which the buyer’s intended to sell off to a developer, allowing the buyer to pay down the note and increase the CAP rate.

The center was 100% leased with the anchor tenant being Lola’s Market. San Francisco-based commercial real estate investor Lowenberg Corp. expanded its North Bay holdings with the purchase of four fully leased south Napa wine warehouses, containing 239,000 square feet of space all together.

With the purchase of 89,000-square-foot Vines Business Center at 2511–2515 Napa Valley Corporate Dr. and 150,000-square-foot Bordeaux Centre at 2545–2557 Napa Valley Corporate Dr., Lowenberg Corp. now owns 1.1 million square feet in 15 buildings in Napa and Solano counties, making it one of the largest owners of industrial space in the North Bay, particularly in Napa Valley.

Lowenberg acquired the latest properties in a Section 1031 exchange completed in December. The seller was a fund managed by Irvine-based LBA Realty, which acquired a number of Napa Valley properties with the acquisition of Bedford Property Investors. Irvine-based housing developer SunCal Cos. purchased the nearly 30-acre former State Farm Mutual Automobile Insurance campus, a move toward realizing a long-held community goal to create a new “heart” for Sonoma County’s third-largest city.

Several buyers considered acquiring the property in the three and a half years since the insurer pulled up stakes from the 320,000-square-foot insurance claims center complex, but SunCal opted to pursue acquisition, closing the deal Dec. 24.

Two major things that made SunCal pursue the Rohnert Park opportunity over the past year was a major redevelopment planning effort city government has under way and a Sonoma Marin Area Rail Transit station planned to be built next to the property. The purchase of 95 acres is the most significant push by the company to gain a foothold in the North Bay to date, according to the company. Five of those properties are in Santa Rosa, with one in Windsor and one in Cotati. The buyers said the plant is suited to meet the “surging demand” for production space from North Bay specialty food and beverage producers. They said they received several inquiries during the escrow period about leasing the building.

Barbara Jaffe started Barbara’s in 1971 in Palo Alto. Weetabix acquired it in 1986 and two years later moved it to Petaluma, where they employed more than 50. By the beginning of 2012, Weetabix had consolidated its North American manufacturing to Massachusetts and outsourced distribution to a third party, so the company closed the Petaluma facility.
